El presente proyecto trata del acondicionamiento de diversas plantas de un edificio situado en la Rambla de Méndez Núñez, esquina a la plaza de San Cristóbal en Alicante.

El edificio dispone de tres sótanos, planta baja con entreplanta, planta primera sin vuelos, diez plantas de pisos con vuelos y ático. Las oficinas de Suma ocupaban los tres sótanos, la planta baja con la entreplanta, la planta primera sin vuelos y tres plantas de pisos.

Así pues, el presente proyecto de reforma mantiene el uso actual del edificio, y acondiciona todas las plantas propiedad de Suma.

Idea generadora

Una lámina blanca envuelve el zócalo del edificio doblándose hacia el interior junto a la esquina transparente. Esta permite acceder a las oficinas y percibir este gran lienzo rasgado que define la entrada al lobby de dirección. La doble altura queda envuelta así por una gran superficie de vidrio iluminado al exterior y madera al interior, caracterizando el espacio representativo. El rótulo de SUMA queda impreso, sugerido sin estridencias sobre la superficie del material. La nueva marquesina se muestra como prolongación del techo, cubriendo el conjunto sin llegar a tocarlo y proyectándose de dentro a fuera, lo que acentúa aún más su apariencia de superficie laminar. Ya en el interior del lobby, atravesada la exclusa de acceso, uno de los laterales de este espacio autónomo queda al descubierto, sin envolvente, evidenciando el uso a doble altura.

Abajo, tras la escalera de acceso a la entreplanta que le protege de vistas, se sitúan los despachos vinculados a dirección. Arriba, se encuentran la sala de juntas y el aula de cursos, ésta última dotada de material audiovisual y vinculada directamente con el resto de plantas mediante el núcleo de comunicaciones. En la pared de fondo de la escalera de acceso al altillo, un mosaico de nombres con los municipios que integran el organismo autónomo de Suma vinculan alegóricamente la sede central con sus administraciones locales.

El resto de plantas persiguen un tratamiento uniforme basado en el concepto de oficina-paisaje, agrupando los despachos que necesitan privacidad en torno al núcleo de comunicaciones y junto a la esquina. Este mantiene su localización original, si bien se vincula con una batería de accesos. El resto de la planta queda diáfana permitiendo la disposición libre de los puestos de trabajo. En la medianera del patio-manzana se realiza una abertura de muro de vidrio traslúcido que iluminara la zona más distante de las fachadas.

El tratamiento de superficies se dirige hacia la metáfora del vaciado y reconstrucción del resto de plantas. Aplacando la envolvente interior de las superficies medianeras y situando en ellas armarios de almacenaje se remarca la idea de continente para el edificio preexistente. A su vez, neutralizando los planos horizontales de suelo y techo mediante revestimiento continuo, generamos la sustitución ideal de los forjados.

Hacia el exterior es intención del proyecto actuar únicamente a nivel de carpinterías y acristalamiento, sustituyendo los actuales por unos que no alteren la imagen unitaria actual del edificio y comprometiendo únicamente a la planta baja en la caracterización del nuevo uso, quedando ésta íntimamente vinculada con la plaza San Cristóbal mediante los cerramientos transparentes del acceso.

The project covers the remodelling of various floors of a building in Alicante, on the corner of an avenue, Rambla Méndez Nuñez, and a square, Plaza San Cristóbal.

The building has three basement levels, ground floor and mezzanine, first floor without balconies, ten floors with balconies and a top floor. Suma’s offices occupy the three basements, ground floor and mezzanine, first floor without balconies and three of the stories with balconies.

This alteration project maintains the present use of the building and refits all the floors owned by Suma.

Concept

A white sheet envelops the plinth of the building and folds in towards the interior at the transparent corner. This provides access to the offices and gives a view of the great split wall that defines the entrance to the management lobby. The double height is therefore surrounded by a large expanse of illuminated glass on the exterior and of wood on the interior, characterising this public image space. The SUMA sign is printed on the surface of the material, suggested without stridency. The new canopy appears to be an extension of the ceiling. It covers the ensemble without touching it and projects outwards from the inside, accentuating still further its seemingly laminar surface. In the interior of the lobby, after emerging from the buffer area of the entrance, one of the sides of this autonomous space remains exposed, without a covering, emphasising its double height.

The management offices are located below, behind the staircase leading to the mezzanine which protects them from view. The boardroom and lecture hall are above. The latter has audiovisual resources and is directly linked to the other floors by the communications nucleus. A mosaic with the names of the municipalities that make up the Suma autonomous organisation is placed on the end wall of the staircase leading to the mezzanine, allegorically linking the headquarters to its local offices.

The remaining floors seek a uniform treatment based on the concept of a landscape-office, grouping the rooms that require privacy together around the communications nucleus and the corner. The communications nucleus remains in its original position but is linked to a series of entrances. The rest of the floor is an open space, enabling work stations to be arranged freely. At the party wall giving onto the air well, a translucent glass wall is inserted to give light to the area furthest from the façades.

The surface treatment metaphorically echoes the gutting and reconstruction of the remaining floors. Enveloping the inner surfaces of the party walls with stone cladding and placing storage cupboards within them underlines the idea of the existing building as a container. At the same time, neutralising the horizontal planes of the floor and ceiling with a continuous lining generates the ideal replacement for the floors.

On the exterior the project only replaces the joinery and glazing, replacing the existing ones with others that do not alter the existing unitary image of the building and only involving the ground floor in the characterisation of its new use. The ground floor is intimately linked to the Plaza San Cristóbal by the transparent walls at the entrance.
